Lien Release
First American's lien release solution enables loan servicers to quickly and efficiently prepare lien-release and satisfaction-of-lien documents. Lien releases are required to be filed and recorded within a very short time following the satisfaction of a lien. Our lien release preparation product allows loan servicers to prepare these documents quickly and efficiently. This process can be handled in batches or individually to meet required deadlines.
Assignment Preparation
Our assignment preparation services enable lenders to quickly and efficiently prepare assignments for recording. Assignment preparation is often difficult and cumbersome, especially when a lender needs to assign many loans in bulk over a short period of time. Our product allows lenders to prepare compliant loan assignments on either an individual or a batch basis.
Loan Modifications
First American's loan modification solution gives lenders and loan servicers a simple, convenient method for creating loan-modification document packages. Fannie Mae, Freddie Mac and HUD allow the terms of a loan to be restructured so as to prevent foreclosure. Through First American's QuickMods solution, you are able to enter a minimal amount of data via easy-to-use Internet screens, submit the order, and automatically receive a Fannie Mae, Freddie Mac, HUD Modification package, or a HUD Partial Claim package for any state.

Partial-Claims Preparation
First American's partial-claims service offers lenders and loan servicers a simple, convenient process for creating partial-claim document packages. In partial-claim transactions, delinquent amounts are held by HUD as a subordinate lien against the mortgaged property, which is due in full once the original loan is paid off.
